Alright chick, listen up. You can be held liable for any mess or damage you might have caused. You can still be held liable even with out a lease. Verbal rental agreements are legal and binding, even month to month. You should always give notice, if you don't it makes you look guilty.
I am a landlord, I have 10 apartments so I know the rules. I was sued by my previous land lord last week. I bought my current residence off of him last fall. Anyway i didn't pay him the last months rent before I took it over becuase he was a slum lord and I always had to fix everything. I still lost. I owe him $850.00
there is a bright side, you can still win if you do your homework. Follow these tactics and you shold be fine.
1) Get receipts or proof for the rent you payed while you lived there. physical evidence is the best.
2) Explain to the judge that you had attempted to reach the land lord several times (left messages) with no responce in regards to the heater not working, toilet, bathtub, etc. Make sure you play up the lock changing incident.
3) tell the judge that the landlord had workers in the building (in your apartment) with out advanced notice violating you privacy. *be careful not to contradict yourself, i.e. If there were workers there, what were they fixing? if you couldn't get ahold of the land lord why were they there? you have to say they were there unrelated to your complaints or that they did finally come weeks later.
4) Get some sort of withenss to back your story. (do not pick a friend that will screw up)
5) tell the judge you did leave two messages with them that you were in fact moving out.
Just lie and you will be fine.
