E-gats, man, the Gods are with me today!
So one of my tenants called on the 20th to say they'd be out on the 31st. OK. I didn't say anything, even knowing they'd expect their rental deposit back. But, see, they didn't give 30 days notice. You need to, that's why it says it in the lease, so I have time to do my thing. I'm not trying to be an asshole or screw anyone out of money, but the lease is the lease. Shit, I've lost rental deposits, too, for breaking a lease. It's a fact of life; every adult should know this.
Well, today a tree fell in their front yard. Again. This is the second time in a year. Of all my twenty-five-plus properties, this is the only one that's had any trees fall, nonetheless two of them. I suspect foul play, but say nothing because why aggrevate them. I just want them to leave quietly so I can get about my work.
While I'm there the guy corners me about the rental deposit. I say he won't get it back because they didn't give proper notice. He get's pissed and says that ain't right. Secretly, I agree with him, but I say "Well, you know, it's in the lease you need to give thirty days notice. You only gave ten." He says they didn't know they'd have to leave until ten days ago. I shrug. What can I say? Who ever knows stuff like that?
So now he starts threatening to "shut me down through the city" and all this cause I didn't do some piddly shit repairs (like repair an electrical outlet he fucked up) and other stuff.
Well, what I'm happy about is that their lease specifically states that any problems they have with maintenance needs to be written out and sent as a letter to the boss man within a certain amount of time, or the lease isn't broken. They didn't do this, so if they do make a big stink and take it to court, they'll lose. They can still cause trouble, but not too much.
That's one of the reasons the Gods are happy with me today.
The other is that I rented "Dawn of the Dead" the remake and am about to watch it. Also, my last paper is no longer late - I got an extension. I also found a bottle of my favorite wine, so I can get drunk properly tonight. I made a hundred and some odd bucks yesterday. I also have a full tank of gas (it's been months!!!) AND it's about to rain!
