If you aren't on the lease, let him know the deal and walk away. If you are named on the lease, it is time to see if you can get the landlord to update the names on the lease (if they are willing) or see what it would take to break the lease. I guess the only other option would be to convince him to start paying for a share of the rent. Good luck.
