I've been flipping absolutely wrecked foreclosure properties, $40k to $50k investment, a months time, then selling at 60% of current market value for a $150k to $200k profit. Well 50% of ther properties are being flipped within a month, 25% are being sat on untill the market recovers, and 25% are being converted to rental properties.
