Another crazy week. Things should start mellowing out. House refinancing closed 2 weeks ago, which was a huge load off of my back. We got 4-7/8%, which is very nice. Saving over $200 a month, AND our next mortgage payment isn't due until August 15th. Sweet.

Sold 2 of my 3 apartments and they closed Friday. Didn't make much off of them, but a huge headache is gone. I haven't been able to fill the apartments in 2 years now. At least one or two of the units were empty every year since '06. The University neighborhood has gone right down the tubes in the last five years. I kept one Apt. which has been paid off, and that has always been my cash cow. It's a 5 bedroom house, and the fraternities and other groups like renting it. I just sunk $12K into it over the past few years, so it's up to code inside and out. No more slum-lording it.

Going to Vegas in under 2 weeks, I cannot wait. Fun group of people that I go with every year. I really want to focus on making money in Poker this year. Usually I get distracted by the group thing and I cut my sessions short, but this year I'm going to schedule some sessions out and not let the group drag me to some lame-ass Neil Diamond impersonator or some stupid Improv show. Fuck that. I need to make some bank.
