Ok. So. My neighbor is cute as a doll and she recently broke up with her boyfriend. I know she wants to explore her sexuality further since she has expressed it to me on a previous occasion. I believe her exact words were, "Rob, I need a new dick. I just wanna fuck. I just want to be a slut for a while. I have a boyfriend, so I can't."
For me, and I might be wrong, this indicates some sexual interest in me. Either that or I am in that weird creepy friend zone where she tells me shit like that and that just sucks, but I am optimistic so I am sticking with the she wants me thing.
I want her so bad, but there is also the whole living together and seeing her every day part. I don't want it to be awkward every time I see her and I want to keep her as a buddy at least just in case things don't work out.
Basically I am looking for a ninja move or something that I can still get with her and not make it awkward, or figure out a way to date her. I'm not the prettiest of all of her friends and I know that she has some guys picked out above me in the lineup of whom she would date after her dude she has been with for like 2.5 years, but I want her worse. I have never done anything dumb around her and I have tried to play it cool. Pretty much, I don't know how to make this happen. Somebody endow me with mad ninja pickup skills or something that will at least get me an hour in the sack with her.

My advice: don't.
If you're worried about seeing her if things go south, it might not be a great idea, and you're already worried about it since you expressed the concern, so I wouldn't do it if I could help it in your position.
ps - No, they never do win. Not in my experience.
