Just a hint when dealing with finance companies, ask them for finance approval subject only to a credit check (remember they can not do a credit history check without your written consent) that way if they do not approve the loan it won't adversely affect your credit rating, the more hits you have on your CRA the worse off you are to the point that some companies won't let you reapply for six months or more if you have to many credit apps showing on your history. This is especially important if you are a property investor looking at entering into multiple contracts per year. It is also better do deal directly with a mortgage originator (rather than a broker) there are more than 1200 lenders in the Australian market place so you have a lot of control, I would also insist that a loan only be subject to denial (in regards to the credit check) due to default activity on your account and not activity or in other words I would be asking what their loan approval criteria is and once you have meet that criteria you require an unconditional letter of offer, if they are not willing to do that and waive any applications fees than I would go elsewhere. Also make sure that you are dealing with a decision maker with the lender or someone that has sign off to at least 1.5 million dollars again if you don't you will get fucked around.
