I'd think a new landlord would be glad to have someone in there who's already proven reliable. My Pops has bought and sold a lot of rentals, #1 concern is having a good tenant. He's never bought a place and upped the rent on a current tenant. There's always stuff to fix between tenants and even one month with no rent (Typical for cleaning, painting, fixing stuff, advertising and showing a place) will totally displace one year + of the income gained via a reasonable rent increase. People come and go a lot more than he'd like, rent can be set to a new amount between tenants without any fuss. Hopefully the new landlord has experience with rentals and has come to the same conclusion. Rocking a good boat ain't the way to sail successfully.
