My first "official" offer on a house was rejected...no counter offer. Oh well.
I'm not going to give someone what they think their house is worth, because I know exactly how much work it takes to transform their totally outdated home into something that is totally updated and fresh, not to mention tastefully designed and comfortable.
I have a feeling that I am going to be a menace in the local housing market here by making realistic offers. I also will probably get what I want eventually, and make some money for my efforts.

thanks mate, was bit painful, I forgot what it felt like as my last ink was made 4 years ago!!! btw I think if youre in the process of buying a house you do well not to be in a hurry, people tend to think 4 fuckin walls are very very expensive while most of the times isnt so...
