I'm steaming fresh trout for dinner , and I caught it in my backyard biggrin All the local fisherman who have fished the river that runs through my property have been courteous and not left a mess , hopefully things will stay that way so I wont have to put up barbed wire fencing .

I don't expect to make anything more then a flat $25-30k fee on the first few (until I start financing myself), but the investors stand to make easily $75-$150k depending on neighborhood and house size. Brand new homes, especially non tract housing, in the Tacoma area sell for just under $300k, and that's just a basic 3-1 without a garage. The closer you get to Seattle, the more they sell for (hell, a piece of land in Kent just 20 min south of Seattle starts around $100k) and a cheap lot in Seattle is in the ball park of $200-300k.

That's a far cry from San Antonio where you spend as much on the foundation as you do on the land.

Yeah, I need to look into something more then a fucking space heater. But the thing is, I was up pretty late (and here I am wide awake at 6:30am already) typing up a preliminary plan and I figure by the end of week two I'd have the electrician do the electrical, or just enough to run a security system and a couple electrical heaters. Until then I'd need cold weather clothes and a space heater off of a generator (Lowe's sells a Troy Bilt generator for $700 that's the best value I have EVER seen in a generator - it's OHV, will run all day on a tank of gas, and has more then enough output to run tools for a three man crew as well as a decent size portable heater).

I just ran some numbers right now and things are actually looking pretty good. I'd only need to get a total investment of like $100k or so to get it done (assuming the land itself was financed on monthly payments). I think I might even know someone for the third spot on the crew I want to put together - he's this guy I met last time I was up there. Some Mexican dude from the same part of San Antonio as me who knew a lot of the same people as me - I just happened to run into him at my sister's wedding. Crazy. Even crazier, he was the only Mexican I've met so far in Seattle, and he just happened to have grown up two miles from me.
